02 — What we lay down

Three things we do
better than anyone in the state.

Every marking on your pavement is either a safety device, a legal requirement, or both. We treat it that way — and we color-code our work to the exact standards inspectors use.

01

Parking Lot Line Striping

Full layouts and re-stripes on new or existing asphalt. We reclaim faded lots, re-engineer bad layouts to fit more stalls, and lay crisp 4-inch lines that survive a New England winter.

  • New layouts & stall-count optimization
  • Re-striping over faded markings
  • Directional arrows, stop bars, crosswalks
  • Numbered & reserved stalls, custom stencils
  • Line removal by grinding — no ghost lines

02

ADA Compliance & Signage

The stall count, the aisle width, the sign height, the symbol placement — all of it is measured, not guessed. We hand you a lot that passes inspection and holds up in a lawsuit.

  • Accessible stall count audit for your lot size
  • Van-accessible stalls & access aisles
  • ISA symbol painting to spec
  • R7-8 signage supply & installation
  • Written compliance summary with every job

03

Fire Lane Striping & Marking

Red curbs, hatched no-parking zones, and lettering sized to keep your local fire prevention officer happy the first time they walk the property.

  • Red curb painting & fire lane borders
  • "NO PARKING FIRE LANE" lettering
  • Diagonal hatching & keep-clear zones
  • Fire department connection markings
  • Bollard painting & installation

We also handle

  • Warehouse floor marking
  • Traffic sign installation
  • Parking stops & wheel curbs
  • Bollard install & sleeves
  • Thermoplastic markings
  • EV charging bay layout
  • Speed bumps & humps
  • Athletic court lines
  • Loading dock & safety zones
  • Curb painting

03 — The expensive mistake

A faded ADA stall is not a
maintenance issue. It's a liability.

Massachusetts property owners get hit for accessibility violations more often than almost any other code failure — and it's almost never intentional. It's a stall that was measured wrong ten years ago, a sign that got clipped by a plow, or an access aisle that quietly disappeared under a re-seal.

Federal civil penalties for a first violation can exceed $75,000, before you count private legal action or the cost of shutting a section of your lot to fix it under pressure.

We audit your accessible parking against current standards free of charge, whether or not you hire us to paint it.

07 — Straight answers

Questions we get
on every first call.

How much does parking lot striping cost in Massachusetts?

Standard paint re-striping typically runs $3 to $6 per stall. A full project quote depends on lot size, surface condition, whether old lines need removal, and how much ADA and fire lane work is involved. Every estimate we send is free, itemized, and carries no obligation.

How often should a Massachusetts lot be re-striped?

Every 18 to 24 months for most properties. New England is harder on pavement markings than almost anywhere in the country — freeze-thaw cycling, heavy road salt, and plow blades scraping the surface all winter. High-traffic lots and aggressively plowed properties often need annual attention.

Does my lot have to close while you work?

No. We stripe in sections so the lot stays partially open, and a typical job is finished in four to six hours. We also run night and weekend crews specifically so retail, medical, and restaurant clients never lose a business day.

How soon can cars drive on the fresh lines?

Waterborne traffic paint is dry to the touch in about 20 to 30 minutes and traffic-ready in roughly an hour, depending on temperature and humidity. We sequence the work so each section reopens while the next is being laid out.

What weather do you need?

Dry pavement at 50°F and rising, with no rain in the forecast for several hours. In Massachusetts that puts the reliable window between roughly May and October, though we regularly catch good shoulder-season days on either end.

Paint or thermoplastic — which should I get?

Paint is right for most parking lots: lower cost, fast turnaround, easy to refresh on a cycle. Thermoplastic costs roughly two to three times more per application but lasts three to five times longer, which makes it the better buy for high-traffic entrances, drive aisles, crosswalks, and municipal work.

Can you remove old or incorrect lines?

Yes — by grinding or water blasting, not by painting over them. Blacking out old markings leaves "ghost lines" that reappear under headlights and wet weather, confuse drivers, and make a re-layout look amateur.

Do you work with property management companies?

Constantly. We handle multi-property portfolios with standardized layouts, consolidated invoicing, scheduled maintenance cycles, and certificates of insurance naming your entity as additional insured.
